Hurricane Harvey Home Inspections
Hurricane Harvey flooded tens of thousands of homes in Metro Houston and surrounding areas. You may be affected because your home flooded and you want to ensure that your home is dry enough for remodeling to begin. You may also be affected if you plan to purchase a home in the area affected by Hurricane Harvey and you want to know if a home was flooded and repaired correctly.
Flooded Home Inspections
If your home was flooded, we can use thermal imaging equipment to check open and exposed walls for moisture. Depending on the result of our inspection, we can either provide a certification that the moisture content is acceptable and walls can be closed or that excessive moisture was observed and correction is needed before the walls are closed.
Flooding Identification Home Inspection
If you’re thinking of purchasing a home that may have been flooded, you can arrange for our professional real estate inspectors to use a thermal imager to provide you with a Residential Moisture Certification. We’ll scan the exterior walls of the home up to four feet high or so with a thermal imager and then verify any suspect wet areas with a moisture meter.
Awesome experience with Top 2 Bottom inspectors. The man who inspected my home walked me through every part of the house and explained the condition, the purpose, and what to look for in the future for every part of my home and every feature of my home. I am still using what he told me the day of the inspection when doing things around the house because he even added many needed tips for taking care of things and DIY stuff. Totally satisfied. Top 2 Bottome will go above and beyond and they were actually at the lower end on price compared to four other places I called for quotes. I also needed my inspection done ASAP as the closing date was in January just after holidays and they were ready to come out and get it done 5 days earlier than anyone else. The inspector quickly emailed the proper paperwork to me as well so I could move on with the purchase of my home. One of the best moves I made when buying my first home was calling these guys. – Manuel R – August 30, 2017
If you’re buying a home in the Houston area, you’ll find that most purchase contracts are contingent on the condition of the property at the time of purchase. As a buyer, you want to know of any defects in the home that could cost you money to correct after you purchase.
Our pre-purchase home inspection will identify the issues that you should know about before you buy that home. After you’ve reviewed our home inspection report, you can make an informed decision about whether to continue with the purchase or not. If you decide to continue with the purchase, you’ll be in a better position to negotiate a reduction in price to account for the costs of repairing any property issues.
We offer phased new construction home inspections of your new home as it’s being built to help ensure that your builder is doing a good job and that problems aren’t being hidden as construction progresses. The first phase inspection will look at your home’s foundation form before concrete is poured to ensure that the foundation will be level and stable. The second phase inspection is a pre-drywall inspection that checks the framing, poured foundation, and other aspects of construction. The third phase is a final inspection conducted about a week before closing, and it ensures that the home is ready for your family to move in.
The pricing for these inspections depends on the size of the property and other factors. Please call us at 281-565-4677 for a quote.
Most home builders in the Houston area will offer a one-year warranty on your new home. Most of us can spot the minor cosmetic issues that appear, but few of us are qualified to identify any structural, mechanical, roofing or foundation problems. Unfortunately, these more serious problems are often difficult to detect.
A one year home warranty inspection from Top 2 Bottom Real Estate Inspectors can create a credible defect list for you to present to your builder for repair before your warranty expires. Our home inspectors will advocate for you in negotiations with your builder, and we can potentially save you thousands of dollars and prevent future problems.
An increasing number of Houston homeowners are having their homes inspected before the homes are placed on the market. By doing that, they know what they might want to consider fixing before their home is listed for sale. Since you know the true condition of your home, you’re in a better negotiating position with potential buyers. You’re also eliminating the potential for last minute surprises just prior to closing when purchasers have an inspection done.
Knowledge is power in any negotiation. A pre-sale home inspection gives you the knowledge of your home’s condition that you need to get the best possible price for your home. Please call us at 281-565-4677 for more information.
