Foundation Form Inspection. We will check the preparations for pouring the concrete for your foundation. To do that we’ll check that the foundation forms are level and properly constructed. We’ll also do a visual inspection of the moisture barrier, reinforcing steel and more than 70 other items associated with the foundation. If mistakes are made in constructing your foundation, they can affect your home’s livability and value years later. Those mistakes will also be very difficult and very expensive to correct later.
Pre-Drywall Installation Inspection. We will check the structural framing of your home, the installation of your insulation, the integrity of your foundation, the roof structure, and the rough-in for mechanical components like your heating and air conditioning and plumbing. After drywall is installed, your home’s framing and mechanical systems are hidden. Are the studs installed correctly? You won’t know without an inspection before the drywall is installed. Is there insulation installed to prevent pipes from freezing during a winter cold snap? Is the plumbing installed correctly? You won’t know without an inspection before the drywall is installed. Are the heating and air conditioning systems installed correctly? You won’t know without an inspection before the drywall is installed. So we strongly recommend this inspection before the drywall is installed.
Final New Construction Home Inspection. We can provide a final inspection when the builder is finished with the home — typically about a week prior to closing. This is a complete structural, mechanical and electrical inspection of your new home and it will help ensure that your home is move-in ready. The final new construction home inspection builds on the earlier inspections to ensure that you receive the home you’ve worked so hard for.
